What You Need to Know About 100% Mortgages for First Time Buyers

When it comes to purchasing a home, first-time buyers often face a significant financial challenge. Saving up for a hefty deposit can prevent many from stepping onto the property ladder. However, the landscape has started to change with the resurgence of 100% mortgages, where the full amount of the property can be borrowed, meaning that for some, no deposit is necessary to begin the process of buying a house.

Here, we will delve into what you need to know about 100% mortgages for first-time buyers and how they can offer a viable solution to overcome the barrier of saving for a deposit.

Availability of 100% Mortgages

Skipton Building Society have recently begun to offer a 100% mortgage, called the ‘Track Record Mortgage’ to first-time buyers over the age of 21. This mortgage is a five-year, fixed-rate deal with an annual interest of 5.49%, which is currently just above the average 5% rate of a five-year mortgage.

These no-deposit mortgages do come with strict affordability and credit checks however, and applicants will need to provide at least one year’s worth of timely rent payments. The monthly minimum repayment on these mortgages will also not be more than the average of the last six months of rent the applicant has paid.

Should Skipton’s offer become popular, it is highly likely other lenders will begin to offer similar products.

Return of 100% No-Deposit Mortgages

The resurgence of 100% no-deposit mortgages marks a significant development since the financial crisis of 2008. Following the economic downturn, lenders became more risk-averse, making it increasingly challenging for first-time buyers to secure a mortgage without a deposit.

However, as the economy has stabilised and lenders’ confidence has grown, 100% look as though they could be making a comeback.

Affordability and Cost Comparison

One common misconception about 100% mortgages is that they are more expensive compared to traditional mortgages. While it is true that interest rates and fees can vary between mortgage products, the difference in cost between a 100% mortgage and a mortgage with a deposit may not be as substantial as some might believe. It is crucial for prospective buyers to carefully compare interest rates, fees, and repayment terms offered by different lenders to make an informed decision.

Benefits of 100% Mortgages

The primary advantage of a 100% mortgage is its accessibility for first-time buyers. By eliminating the need to save for a deposit, these mortgages empower individuals to enter the property market sooner and take advantage of favourable market conditions, especially as the cost of living and paying rent has made it increasingly difficult to save.

100% mortgages provide an opportunity for aspiring homeowners to overcome the financial burden of saving for a deposit, which can often take several years. With a no-deposit mortgage, buyers can focus on building equity in their own property from an earlier stage.

Rental Track Record as an Advantage

One notable feature of 100% mortgages is the consideration given to a prospective buyer’s rental payment history. Lenders are now placing greater importance on an applicant’s ability to afford a mortgage, taking into account their track record of rental payments.

This means that even without a substantial deposit, tenants who can demonstrate a strong rental payment history and affordability may be eligible to borrow up to 100% of a property’s value. This criteria revision opens doors for a wider pool of first-time buyers.

Regional Impact of No-Deposit Mortgages

The impact of no-deposit mortgages is not the same across the country however. It is particularly beneficial for renters residing in Scotland and the North East of the UK, where property values tend to be more affordable compared to the South.

Considerations for First-Time Buyers

While 100% mortgages offer an attractive proposition, it is essential for first-time buyers to carefully evaluate their personal financial situation before committing to a mortgage. Factors such as income stability, job security, and long-term financial goals should be taken into account, as more money will need to be paid in monthly instalments, potentially over a longer period of time, than would be the case of a lower LTV mortgage.

Additionally, exploring alternative options such as shared ownership or government schemes may provide additional avenues to consider.

The availability of 100% mortgages for first-time buyers represents a significant opportunity in the housing market. By eliminating the need for a deposit, these mortgages offer a lifeline to those who are eager to step onto the property ladder but lack the necessary savings.

With careful consideration and research, first-time buyers can leverage this option to fulfil their dream of homeownership.
